TEN new houses have been approved for Yapton.
Crayfern Homes has received planning approval for the development on land east of North End Road.
The site of just under half a hectare is next to Orchard Business Park and was backed for housing by Arun District Council.
But the developer’s planning agent, Ellie White, said: “The site is not available for employment use and is not allocated for use by the business park.
“The site’s location means residents will be able to access schools, shops and basic facilities on foot.
“Yapton Parish Council would like the site to form part of the future housing land supply for the parish.”
A noise specialist had concluded no detrimental noise from the business units would affect residents of the housing, she said.
Arun planning officer Daniel Vick said the site was outside the council’s built-up area boundary within which development was permitted.
But the need to find more land for housing, and the developed neighbouring sites, over-rode that consideration.
“The development is a mixture of detached and semi-detached houses,” he said.
Seven of the houses will have three bedrooms, two will have two bedrooms and one will be a four-bedroom property.
Each will have two parking spaces, with three for the largest property.
Cllr Stephen Haymes (C, Yapton) said Yapton Parish Council had sought to protect the land for employment use.
But it had since decided to agree to it being used for housing to count towards the additional 90 properties it needs to accommodate.
“There is no longer a convincing or valid reason to object to this application,” he said.
